Statements

We send annual mortgage statements by post every January. Interest statements are issued after the current tax year ends and include details of your new contractual Direct Debit payment amount.

This may be due to your arrangement fee or other fees being added to the loan throughout the term.
To find out if you have an early repayment charge, and how much it is, check your mortgage offer letter. If you have a mortgage with more than one part, you will need to check each part as they might be different. 
Your allowances reset annually on the anniversary of the day you opened the mortgage.

This means that you can pay up to the allowance every year without getting an early repayment charge.

How much an early repayment charge would be depends on a number of things including the balance on your mortgage and how much you want to pay early. Early repayment charges vary depending on the terms of your mortgage.

Most mortgages have an overpayment allowance. This means you can overpay a certain amount each year without needing to pay additional charges. See your mortgage offer letter for details of early repayment charges that could apply to you. 

Managing your mortgage

We do not currently have the facility to allow you to access your commercial mortgage account online.

Please fill out our Letter of Authority form. This must be signed by all parties to the mortgage. To request a Letter of Authority form, please contact us on  0333 414 1109 or email commerciallendingadminteam@ybs.co.uk.

Please note: The authority is solely for the purpose of information exchange. Any changes to the mortgage will need to be asked for by the account holder(s).

Please fill out our Change of Address form. This must be signed by all parties to the mortgage. To request a Change of Address form, please contact us  0333 414 1109 or email  commerciallendingadminteam@ybs.co.uk.

 

Please note:  We will not amend your personal address as a result of your email, but if you do wish to change this, please write to us on a separate correspondence.  

If you have a YBS Commercial Mortgage account, you can either phone us on 0333 414 1109 or download and complete our YBS Direct Debit mandate form

Please note: the monthly payment must come from an account in the same name as your mortgage.
